The Villa Handover Checklist: Pool and Equipment Edition

Villa handovers in Bali focus on furniture inventories and utility transfers — and routinely skip the single most expensive system in the garden. By the time you discover the pump is twelve years old and the pool has a slow leak, the seller is unreachable. This is the pool section your handover should have had.

Documents and knowledge to demand

  • Service history — who maintained it, how often, any records at all (their absence is itself information)
  • Equipment ages, brands and any warranties: pump, filter, chlorinator, lights
  • Where everything is: valves, equipment room, water source, electrical isolation
  • Known issues, honestly asked: leaks, algae history, repairs done

Physical checks before you sign off

  • Run the pump: listen for grinding or humming, watch it hold prime
  • Mark the water level and check it 48 hours later — the crude version of a leak test
  • Inspect surface, tiles and coping for cracks and hollow spots
  • Test the water — a full workup including stabiliser tells you how the pool was really kept

Or make it someone’s job

A professional baseline survey at handover documents the pool’s true condition, flags inherited problems while remedies are still negotiable, and starts your ownership with facts instead of surprises — the same first step our new owner’s guide recommends.

An hour of checking at handover beats a year of discovering.
