Renovating the Pool Before Selling Your Villa: What Pays and What Wastes
The villa is going on the market, the pool is showing its age, and the question every seller asks: renovate first, or discount and let the buyer deal with it? The honest answer is surgical — some pool spend returns multiples at the negotiating table, and some the buyer never repays. Knowing which is which is the whole game:
What reliably pays at sale
- Condition, not transformation: the restoration clean, regrout, waterline refresh and repairs that move the pool from ‘project’ to ‘pristine’ — buyers price problems punitively and condition generously; removing the problems removes the ammunition
- Fixing what a survey will find: the slow leak, the groaning pump, the hollow tiles — increasingly, foreign buyers commission pool inspections, and every finding discounts harder than the repair costs
- The paper file: service records, equipment receipts, permits and a fresh condition report — the cheapest ‘renovation’ on this list, and per the buyer’s-eye guide, often the most persuasive
What the buyer never repays
Taste-led transformation: the premium resurface in your favourite stone, the feature wishlist, the extension — buyers repay condition and possibility, not your preferences; major aesthetic spend weeks before listing is a gift to the next owner at your expense. Exception: the rental-income villa selling on its numbers, where a rate-lifting upgrade can argue through the yield.
The seller’s sequence
Survey first (know what a buyer’s inspector will find), fix the findings, restore the condition, assemble the file, then shoot the listing with the pool at peak — most of it fitting one two-week window before the agent’s photographer arrives.
Sell condition and confidence; leave transformation to the buyer’s imagination — that split is where the money is.
