The question every foreign owner asks quietly, having heard the horror stories: how do payments work, and how much money am I really expected to hand a builder I met on WhatsApp? Here is the straight answer — including the industry norms, the red flags, and the structure we publish because almost nobody else will: payment terms are the trust conversation, and hiding them is its own signal.

The professional standard: progress termins

Serious builds are paid in milestone stages tied to verifiable progress, not big halves. A healthy structure for a typical villa pool looks like: 30% mobilisation deposit (materials and start-up — not profit up front) → ~30% at structural shell complete~25% at finishing complete~10% at commissioning and handover5% retention. Each release against evidence: progress documentation, photos, and sign-off — which for a remote owner means stage-by-stage photo reporting is not a nicety, it is the payment system working.

The two protections owners skip

  • Retention: the final 5% held through a defects period (typically around three months) after handover, released when everything — watertightness, equipment, finish — has proven itself. A builder who offers retention is telling you they expect to pass
  • Termins tied to milestones, not dates: pay for what exists, never for what the calendar promises — the single clause that defuses most construction disputes before they start

The red flags, plainly

50% or more up front is tukang-informal territory and the setup for every abandoned-project story on the island; vague termin triggers (“second payment mid-project”) invite arguments; no retention, no written contract, cash only completes the set. And read the tax line: whether the quote is inclusive or exclusive of PPN should be written, not assumed — on a serious contract with a registered company (ours run under PT Bali Prakarsa Cipta), the invoicing is clean and the paperwork protects you at resale too.
